Maintenance schedules
Regular visits that catch worn hinges, weak batteries, failing sensors and storm damage before they shut an entrance down, with a written note of what was checked and found.
For HOA boards, community managers and business owners: entrance gates that cycle all day, access lists that change every week, and one local company to call when either goes wrong.
A community entrance in Bonita Springs or Estero might open for residents, guests, landscapers, pool services and delivery vans from early morning to late at night. When it fails, it fails in front of everyone, and the board hears about it within minutes. Business gates have the same problem with staff and deliveries. That kind of gate needs regular care, quick repairs and someone who knows the system already when the call comes.
We look after entrance gates and their access systems for HOAs, condo communities and businesses. Since the business started, property managers have been part of who we work for: they need a gate company that answers, explains plainly and finishes the job.

Resident and visitor lanes, exit gates, pedestrian and pool gates, and service entrances working from one set of codes, fobs and visitor entry, so a resident has one way in everywhere.
Adding and removing resident codes and fobs, temporary codes for contractors and movers, and cleaning out old codes nobody has used in years.
Gates hit by vehicles, operators dead after a storm, entrances stuck open: call during our hours, seven days a week, and Declan tells you when the crew can be there.
A starting point, not a menu: we set the schedule per property after the first audit, based on traffic, the age of the equipment and how close the gate is to the water.
| Plan tier | Visit frequency | Included services | Suits |
|---|---|---|---|
| Light use | Twice a year | Inspect and lubricate hinges or rollers, test safety reversal, photo eyes and edges, check battery backup and keypads | A single business gate or a small community with one entrance |
| Standard | Every three months | All of the above, plus control-board and wiring checks, surge-protection check, loop and exit-sensor tests, and code-list review | Most HOA entrances and commercial lots with daily traffic |
| Heavy traffic | Monthly or every other month | All of the above, plus wear parts replaced on a schedule and a pre-storm and post-storm visit in hurricane season | Busy community entrances and gates that cycle all day |
Response time: we do not publish a promised response time. Calls on maintained properties are handled within our working hours, and we tell you honestly when the crew can be there.
What we go through on the first visit to a property we have not looked after before.

We do not have one standard contract. For each property we agree in writing on the gates covered, the visit schedule, what each visit includes and how repairs found on a visit are approved and billed. Your board or management company sees and signs off on it before the first visit.
Tell us how your management company handles invoices, by property or combined, and we set it up that way in the written agreement. Each visit report names the property and the gates so the board for each one can see its own work.
We are available seven days a week: Mon–Fri 6:00 am – 11:00 pm, Sat–Sun 9:00 am – 10:30 pm. Outside those hours, leave a message or send a request and it is answered when we open; we do not run a 24-hour line. For a gate stuck open overnight, your gate's manual release and a chain let staff secure it until we arrive. We show your staff how during onboarding.
Usually. We start by auditing what is there: operators, access controllers, readers and visitor entry. Where a system still works and parts are available, we maintain it; where it is failing or no longer supported, we explain the options and leave the choice to the board.
Call Declan to set up an onboarding visit. We audit the gates and the access system, then agree a maintenance schedule in writing.
